Initial Consultaltion

We start by listening to what your real estate goals and needs are. We will discuss your wish list and determine what your "wants" and "needs" are. We will also listen to where you want to be, discuss neighbourhoods, desired budget, and answer any questions you have about the entire process.

Your Next Step: Loan Pre-Qualification

After you have taken care of the requirements mentioned above, the next step in the buying process is to get pre-qualified with a mortgage company. You can do this either over the phone or online in just a few minutes.

Searching for a home

We will help you find the perfect home. Your criteria will be taken and we will provide homes for you to view. We book all appointments for you and all you have to do is show up and decide what fits best for you.

Making an offer..

Once we find you the perfect home. The next step is to make an offer. We will prepare the offer and include the necessary subjects to protect you in the deal. This will give you the time you need to finalize your financing, have an inspection and review any and all documents that will pertain to the property.

We are expert negotiators. Since 1986 we have been protecting our client's interest in every real estate transaction we have been a part of. We do our very best to secure the property in the most favourable terms possible. Comparable sales are our ammunition and we will be clear to lay out your options before you decide your price, dates and terms so that you can make the most informed decision possible. 

If we are in a multiple-offer situation, we can help guide you as to what strategies can help separate you from the competing offers and win in that situation.

Seller accepted your offer now what?

We help you transition into the subject period.

  • Collaborate with your bank or mortgage broker to make sure they have everything they need to finalize your financing if you require it. 
  • Organize an inspection. We can recommend one if you need it.
  • Send the title to a title review company. 
  • Contact the city to ensure there isn't any outstanding work to be done. 
  • Review the property disclosure statement with you to understand what the seller is disclosing about the subject property

Once you are satisfied with all of the subjects

  • We prepare the subject removal, collect the deposit and the sale goes firm.

After sale....

You have removed subjects. 

We will help you choose a lawyer or notary to register the property in your name(s).

On Possession day we will be there to hand over the keys and do a final check of the property to make sure everything looks right,
